The office complex Verde in Riga, owned by the Capitalica Baltic Real Estate Fund I and managed by UAB Capitalica Asset Management, has been fully leased. The last tenants are expected to move in by the summer of 2025.
The two-building business complex, with 30,000 sq. m. of leasable space, is home to 27 companies operating in various sectors, including information technology, pharmaceuticals, energy, and law. The new tenants include two law firms – RockBridge Legal and Jaunzars un Partneri, two financial companies – AMPR Services and B2 Impact, as well as the interior design studio Katz.
Previously, Verde was chosen as a business home by well-known companies such as Tietoevry Latvia, Swisscom, Roche Services & Solutions, Merito Group, Indexo, Decta, KPMG Latvia, Swetch, Workland, Enefit, VIA SMS Group, IGK AG, Also Cloud, Marsh, and Worldline. Service providers in the complex include the SilverCut hair salon, Vividerm dermatology clinic, Moltto Coffee café, and DIA 36.line restaurant.
The financial partner for Capitalica Asset Management's first investment project in Latvia, providing financing, was SEB Bank. The total project value, including fit-out costs, exceeds 70 million euros.
Construction of Verde began in 2020, with the first building opening in 2022 and the second phase completed in the spring of 2024.
The two eleven-story buildings, Verde A&B, have been developed in line with the highest sustainability standards. The project holds a BREEAM New Construction Excellent certification and meets nearly zero-energy building (nZEB) standards.
